Ben Barnes had over a decade of premium investments to his name and nowhere to point people to. The site changed that: a curated portfolio, a live co-investment opportunity in the ELLE Beachclub, and a direct path for serious enquirers to get in touch.

The Brief

Ten years of track record, made visible.

Ben Barnes has been backing premium investments across hospitality and residential property for over a decade. He came with a clear goal: a personal platform that presents his portfolio with authority, opens a door to co-investment in the ELLE Beachclub, and gives serious enquirers a direct way to reach him.

Three things the site needed to do before a call was even booked: show the portfolio history, present the active opportunity, and make it easy to get in touch. Clear scope. High bar.

Brand and Design

A luxury brand that means business.

The visual identity at barnesestates.com.au is confident and premium. The palette is deep and rich: dark navy and near-black backgrounds anchor every page, with warm accent tones that feel grounded rather than flashy. It reads as serious money, unhurried.

The typography is bold and editorial. A high-contrast serif at display weight carries the investment titles at large scale, optically tracked and generously spaced. A clean geometric sans handles figures, dates, and metadata, keeping numbers sharp without letting them dominate the story.

The hero section opens on a full-width looping parallax video. It runs on repeat, an ambient cinematic shot that fills the viewport and sets the tone before a single word is read. Slow, purposeful motion that communicates scale and permanence from the first second.

What the brand delivers

ELLE Beachclub

A live co-investment opportunity, front and centre.

Barnes is personally invested in the ELLE Beachclub, a premium beachfront hospitality venue. The site gives it a dedicated featured section: the venue story, his personal position, and a direct enquiry path for qualified visitors who want to find out more.

The section sits naturally within the portfolio. Serious enquirers can read the background and reach out without being pushed through a sales funnel. The invitation is clear; the pressure is zero.

Performance

100 on Google. Every device.

The site scores 100 on Google PageSpeed Insights across mobile and desktop. Every image is served at the right resolution for every screen size. Fonts load without blocking the first paint. All Core Web Vitals are green. Fast is part of the brand.

Under the Hood

One file. Zero overhead.

Barnes Estates International is a single HTML file. No framework, no build step, no server. The whole site deploys in seconds and loads in a single browser request. Styling is handled by Tailwind CSS loaded from a CDN, which gives a consistent design system without requiring a build pipeline. The contact form posts to Formspree, which emails the submission to Ben without any backend code. The looping parallax video in the hero is served directly from the site, and scroll behaviour and anchor navigation are handled by around 50 lines of vanilla JavaScript. The stack has zero maintenance overhead: no dependencies to update, no server to patch.

A full-width looping video fills the viewport on arrival. Cinematic pacing, slow and ambient. It communicates scale and quality before the portfolio copy even begins.

The active co-investment gets its own featured section within the portfolio. Qualified visitors can read the background and register interest directly. A clear invitation, without the hard sell.

Each investment gets its own story.

Background, context, and Barnes' personal position written up for every investment. Authored and considered, with the depth that serious co-investors actually need before they pick up the phone.

Platform-free and founder-owned.

No CMS subscription, no platform fees, no third-party dependency. Barnes owns his site outright. Updates are direct; the portfolio is always in his hands.
